Stamp Duty & Registration Charges in Maharashtra (2026)

Updated for 2026 • Source: HomeFirst — Stamp Duty & Registration Charges in Maharashtra & IGR Maharashtra (igrmaharashtra.gov.in)

Buying property in Maharashtra means paying two statutory charges on top of the price: stamp duty (tax on the sale deed under the Maharashtra Stamp Act) and registration fee (fee to record the deed under the Registration Act, 1908). In 2026 Maharashtra remains distinctive because rates vary by city (Mumbai vs Pune/Thane/Nagpur vs rural) and by gender of sole owner — women buying residential property in their sole name save 1%.

Note: Women’s 1% rebate applies only to sole female ownership of residential property. Joint with male co-owner → male rate. Commercial property → no rebate. For other states the calculator uses standard 2026 residential flat rates (Delhi 4%, Karnataka 5.6%, Tamil Nadu 7%, Gujarat 4.9%, Kerala 8% etc.) — always confirm local RR Rate.

Worked Examples (Mumbai rates, incl. cap)

Property ValueStamp Duty — Male (6%)Stamp Duty — Female (5%)Reg. Fee (capped)Total — Male / Female
₹25 lakh₹1,50,000₹1,25,000₹25,000₹1,75,000 / ₹1,50,000
₹50 lakh₹3,00,000₹2,50,000₹30,000 (capped)₹3,30,000 / ₹2,80,000
₹75 lakh₹4,50,000₹3,75,000₹30,000 (capped)₹4,80,000 / ₹4,05,000

For Pune/Thane/Nagpur add 1% LBT → ₹25L = ₹1,75,000/₹1,50,000 excluded? Actually 7%/6% gives ₹1,75,000/₹1,50,000 stamp duty for ₹25L? No, 7% = ₹1,75,000 male, plus ₹25K reg = ₹2,00,000. See calculator city selector for exact figure.

Tip: A Thane flat at ₹50 lakh in wife’s sole name saves ~₹50,000 in stamp duty vs joint/male ownership (₹3,00,000 vs ₹3,50,000). Many families register residential flats solely in the woman’s name for this reason — now with no 15-year resale restriction.

Factors Affecting Stamp Duty in Maharashtra

Gender of Sole Owner

1% rebate for women on sole residential ownership. Joint with male co-owner or commercial property = full male rate.

Municipal Jurisdiction

Mumbai/BMC & MMR add Metro Cess (1%); Pune/Thane/Nagpur add Metro Cess + LBT (~1% each). Rural Gram Panchayat has lowest rates.

Property Type & RR Rate

Concession is residential-only. Duty is on higher of agreement value vs Ready Reckoner Rate × carpet area (apartment or plot).

New vs Resale

Same percentage rates for both. Under-valuation below RR Rate does not reduce duty and now attracts up to ₹1 lakh penalty (Jan 2026).

Property Registration Process in Maharashtra

  3. Slot booking: Book Sub-Registrar Office (SRO) appointment on igrmaharashtra.gov.in.
  4. SRO visit: Buyer, seller + 2 witnesses appear with original ID/address proofs.
  5. Biometric verification: Fingerprint + photograph at SRO.
  6. Registration: SRO verifies payment & registers deed (within 4 months of execution).
  7. Download: Collect registered deed online via IGR portal.

Documents Required

Sale deed — original + copies
ID proof — Aadhaar, PAN, Passport
Address proof + passport photos
Encumbrance Certificate (EC) — title clear
Property tax receipts + previous title chain
Approved building plan (for built-up)
Society NOC / Share Certificate (flats)
GRAS e-challan proof of duty payment

Common Mistakes to Avoid

  • Undervaluing vs RR Rate — Sub-Registrar charges on higher figure; penalty up to ₹1 lakh in 2026.
  • Missing Society NOC — flat registration appointment will be cancelled.
  • Skipping EC check — risk of mortgage/litigation on title.
  • No advance slot — walk-ins are turned away on busy days at SRO.
  • Expecting home loan to cover duty — lenders fund 80-90% of property cost; duty/registration is separate own-funds.
  • Forfeiting women’s rebate — adding male co-owner loses the 1% saving.

Formula

Stamp Duty = Property Value × Applicable Rate%
Registration Fee = min(Property Value × 1%, ₹30,000) for Maharashtra >₹30L
Total Statutory Cost = Stamp Duty + Registration Fee

Applicable Rate depends on state + city + gender (sole female residential = male rate −1% in Maharashtra). Karnataka commercial is +1% over residential in this calculator. Duty is always on max(agreement value, RR Rate × area).

Frequently Asked Questions

What is stamp duty and registration charge in Maharashtra in 2026?
Mumbai/Navi Mumbai 6% male / 5% female sole (incl. 1% Metro Cess), Pune/Thane/Nagpur 7% / 6% (Metro Cess + ~1% LBT), rural ~4% / 3%. Registration fee is 1% capped at ₹30,000 above ₹30 lakh. All on higher of agreement value or Ready Reckoner Rate.
How does the women's 1% concession work?
Only for women buying residential property in sole ownership — 1% lower than male rate. Joint with male co-owner or commercial property attracts full male rate. The 15-year no-sale condition linked to this concession was removed in 2026.
How is registration fee capped at ₹30,000?
1% of ₹25 lakh = ₹25,000 (no cap). 1% of ₹50 lakh = ₹50,000 but you pay only ₹30,000. The cap saves ₹20,000+ on higher-value homes and is automatically applied in the calculator for Maharashtra.
Why is Pune/Thane/Nagpur 1% higher than Mumbai?
Pune, Thane and Nagpur include both the 1% Metro Cess and an extra ~1% Local Body Tax that Mumbai does not, so their combined headline rate is 7% vs Mumbai's 6% (male) and 6% vs 5% (female sole).
What is Ready Reckoner Rate?
Government-notified minimum value per sq m for each locality, published by IGR Maharashtra. Duty is calculated on agreement value or RR Rate × carpet area, whichever is higher. Check it on igrmaharashtra.gov.in before finalising price.
Is there a penalty for paying less stamp duty?
Yes — from Jan 2026 Maharashtra imposes up to ₹1 lakh penalty plus recovery of deficit. Under-stamped documents cannot be registered or used as evidence until dues are cleared.
Can I pay and register online?
Yes via IGR Maharashtra (igrmaharashtra.gov.in) and GRAS portal (gras.mahakosh.gov.in) for e-challan, RR lookup, EC download and SRO slot booking. Physical visit for biometrics is still required.
How much for a ₹50 lakh flat — Mumbai vs Pune — male vs female ownership?
Mumbai ₹50L: Male ₹3,30,000, Female sole ₹2,80,000. Pune/Thane/Nagpur ₹50L: Male ₹3,80,000, Female sole ₹3,30,000. Rural ₹50L: Male ₹2,30,000, Female ₹1,80,000. The difference is the city rate + the ₹30K reg fee cap.
